Shared Ownership

Available to eligible buyers across the country, Shared Ownership offers buyers an often more affordable route onto the property ladder at a reduced cost by purchasing a share of a home (usually between 10% and 75%) and paying discounted rent on the rest.

Rent to Buy

With Rent to Buy, working households are able to rent a new-build home on an Intermediate Rent basis, with the property being let at a subsidised rate of 20% and a fixed rate of inflation – providing more breathing room to save for a deposit. The tenant can also make an offer to purchase the property on a Shared Ownership basis during their tenancy.

Discount Market Sale

Also known as Council Shared Equity or a reduced market value scheme, Discount Market Sale is designed to help first time buyers. Eligible purchasers receive a discount of around 20% on the market price of a new build property, making these homes more affordable than those on the open market.

Discount Full Ownership

This scheme provides middle-income first time buyers in London the chance to purchase a new-build property at least 20% below the market price. Discount Full Ownership allows buyers to purchase 100% of the home, reducing financial barriers and making homeownership more attainable

Deposit Unlock

Available from participating developers, Deposit Unlock is a 5% deposit scheme on new-build properties where the home builder insures the mortgage to help the buyer get a better loan-to-value mortgage from lenders.

First Homes

Available to local residents and key workers, this government-backed initiative helps first time buyers purchase a home. Eligible buyers can secure properties with discounts ranging from 30% to 50% of the market value, with the homes being capped at £250,000 (or £420,000 in London) after the discount.

London Living Rent

With rents based on one-third of local household incomes, this option is designed to help middle-income renters in London by offering affordable, high-quality properties on tenancies of three to 10 years. The rent is significantly lower than market prices, and tenants are encouraged to save for a deposit to buy through Shared Ownership.

Own New

This initiative helps buyers purchase new-build homes with reduced mortgage costs and deposits from just 5%. Working with approved brokers, lenders, and homebuilders, the Own New Rate Reducer lowers interest rates during the initial term

Older Persons Shared Ownership

Also known as OPSO, this scheme helps individuals aged 55 and over buy a home, with the option to purchase a share between 10% and 75%, paying subsidised rent on the unowned portion. These properties are tailored to older buyers and seniors, with some also offering additional care services.

HOLD

If you have a disability and rely on benefits for your income, it may be possible for you to secure a specialist mortgage and part-buy a home of your own, either through Shared Ownership or on the open market with the help of the Home Ownership for People with Long-Term Disabilities scheme.

Intermediate Rent
